BaseCamp Villas, LLC (BV) dba BaseCampVillas.com, at 9081 Soquel Drive, Aptos CA 95003, arranges the vacations advertised on this website.
RESERVATIONS AND DEPOSITS
Reservations are confirmed with a valid credit or debit card as a guarantee. A deposit of 25% of the total booking amount is automatically charged within 24 hours of reservation. Final payment is due 45 days prior to arrival. A refundable security deposit and accidental damage waiver (ADW) may be required for private villas and select condominium bookings.
RATES
Rates vary based on season, property type, and number of guests. Rates are per night and may not include applicable taxes or service charges unless stated. Each booking is confirmed for a specific occupancy, and additional charges may apply if occupancy limits are exceeded. All mandatory fees are included unless otherwise noted.
GIVING BACK - KIND TRAVELER
Your reservation includes a $1 per night donation to Flora Farms Animal Rescue "Corazón Flora" through the Kind Traveler program. This contribution is optional. If you prefer to remove it, please inform us before finalizing your booking. This organization supports animal rescue and welfare programs in Los Cabos.
Guests may also choose to increase their donation or participate as a flight escort for rescued pets traveling to the U.S. or Canada, with all expenses covered by adopting families.
CONFIRMATION DOCUMENTS
Confirmation documents are typically issued 21 days prior to arrival. Delays may occur if final payment or required documentation is not received on time.
RATES AND ACCOMMODATION SUBSTITUTION
Prices, services, and amenities are subject to change without notice. BV reserves the right to provide comparable accommodations or services if originally reserved options become unavailable. All pricing is listed in U.S. Dollars (USD).
AGE REQUIREMENTS
Most private villas require a minimum age of 25 for guests (children traveling with parents excluded). Hotels typically require a minimum age of 21. Rental car drivers must be at least 21 with a major credit card.
PRIVATELY OWNED VILLAS AND CONDOMINIUMS
Cancellations: Payments are non-refundable unless the property is re-rented for the same dates and rate, subject to a cancellation fee.
Rescheduling: Reservations may be rescheduled 21+ days prior to arrival, subject to availability and price differences. Holiday bookings are non-reschedulable.
Security Deposit: A security deposit may be required. Guests are responsible for damages, excessive cleaning, or policy violations.
OCCUPANCY / BOOKING RULES
Maximum occupancy must not be exceeded. Events or gatherings require prior approval and may incur additional fees. Quiet hours and community rules must be respected.
HOTELS AND RESORTS
Cancellation Policy: Hotel cancellation policies vary by property and dates.
SERVICES AND ACTIVITIES
Changes: $50 fee applies per reservation.
Cancellations: $50 fee applies; non-refundable within 14 days of arrival.
REFUNDS
Unused services are non-refundable. Holiday periods may incur higher cancellation fees.
TRAVEL PROTECTION
Travel insurance is recommended and available through third-party providers.
ACCIDENTAL DAMAGE WAIVER
An ADW may be required and covers accidental damage up to a stated limit. It excludes negligence and events. Fee is non-refundable.
FORCE MAJEURE POLICY
In case of natural disasters or disruptions, guests may reschedule unused portions within one year, subject to availability.
NOT INCLUDED IN PRICES
Prices do not include transportation, gratuities, meals, insurance, or personal expenses unless stated.
BAGGAGE
The company is not responsible for lost or damaged luggage.
PHYSICAL DISABILITIES
Accessibility standards in Mexico may differ from the U.S., and accommodations may be limited.
PASSPORT REQUIREMENTS
Valid passports are required. Guests are responsible for proper travel documentation.
RESPONSIBILITY AND ASSUMPTION OF RISK
Guests assume all risks associated with travel, accommodations, and activities.
DISCLAIMER

CONSTRUCTION
Construction may occur without notice in resort areas.
LIMITATION OF LIABILITY
Liability is limited to the amount paid. Guests release the company from claims arising from use of services.
VENUE IN CASE OF DISPUTE
All disputes shall be resolved in Mexico.
